Mini Split vs. Window Unit for Garages and Casitas

Central Texas homeowners keep converting spaces the original ductwork never reached — garage gyms, workshops, casitas, garage apartments, and home offices over the garage. The two realistic options for conditioning them are a window unit or a ductless mini split: an outdoor condenser connected by a small refrigerant line through a three-inch wall opening to a quiet indoor head, no ducts required. Both cool. They differ in almost everything else, so here's the zero-pressure comparison.

When is a window unit the right call?

Honestly: when the space is small, the budget is tight, and the use is occasional. A window unit is cheap to buy, plugs in the same afternoon, and requires no contractor. If you're cooling a workshop a few weekends a year, or bridging one summer before a bigger renovation, it can be the rational choice — we'd rather tell you that than sell you equipment you don't need. The mission is an informed decision, not a maximum invoice.

Where do window units fail in daily use?

Texas heat is above their pay grade — in a 100°F-plus garage with an uninsulated metal door, most window units run flat-out all afternoon and still lose ground

Security and fit — they occupy an opening a burglar can exploit, and many garages and casitas don't have a suitable window at all

Noise — the compressor is in the room with you, which matters in a guest suite or office

Cooling only — most models leave the space cold in January, which defeats the purpose of a year-round casita

Lifespan and efficiency — they're built to a price point, and it shows on the electric bill when they run all day, every day

What does a mini split do differently?

A mini split is a true heat pump: it cools in summer and heats in winter with the same equipment, using inverter-driven compressors that ramp smoothly up and down instead of slamming on and off. That inverter operation is why they're so efficient — the system matches its output to the actual load instead of cycling at full blast. The indoor head is whisper-quiet, nothing blocks a window, and each head is its own zone with its own thermostat, so the casita can sit at 78°F while the garage gym runs cooler during a workout. For how the underlying technology pulls double duty, see our step-by-step guide to how a heat pump works — and for the whole-home version of this decision, heat pump vs. AC-plus-furnace in Central Texas.

What goes wrong with the mini split route?

Nearly every mini split disappointment we're called to fix traces back to installation, not equipment. An undersized head can't beat the afternoon heat load of an uninsulated garage — sizing a conditioned-space head for a space with big solar gain and no insulation is a load-calculation problem, not a catalog problem. DIY kits with imperfect flare connections leak refrigerant slowly until cooling fades a season later. Heads mounted where the airflow short-circuits back into the return never satisfy their own thermostat. The equipment itself is excellent — as a Mitsubishi partner we install it constantly — but it needs a proper load calculation, correct line-set work, and an accurate refrigerant charge to deliver its rated performance.

What's the move for your space?

If the space will be used year-round — a guest casita, a daily gym, a home office — a professionally installed ductless system is the comfortable, quiet, efficient answer, and it adds real utility to the square footage. Our mini split installation team in New Braunfels sizes each zone with precise load calculations and quotes upfront in writing, and financing through Synchrony, Wisetack, and JB Financial can turn the upfront cost into a manageable monthly payment. Explore the full ductless mini split lineup — single-zone through multi-zone system design — to see what fits your project.

Very happy with the work and professionalism that HomeFront provided.
They were very quick to respond to my initial request, within the same day. Made an appointment for the following day, with a very flexible schedule. Their pricing was very fair for the quality of work.

I had LG mini splits that were failing after just 12 years in service. I knew that I wanted Mitsubishi but also wanted ideas about a better approach. Just as we were getting bids to replace the multi system, it failed and we were left with only one unit in the main living area.
